From the airport take the Ma-19 motorway towards Palma and then follow the city ring road Ma-20 towards Andratx. If you have driven around Palma, follow the highway Ma-1 towards Andratx.
After approximately 25 km just ahead of Andratx turn right towards Port d'Andratx. After about 3 kilometers you will reach Port d'Andratx. In the first roundabout, go three quarters and leave it towards the direction of Cala Llamp. Another roundabout follows, you continue to go through the direction of Cala Llamp. You now leave Port d'Andratx, take a short, winding road uphill and come to another roundabout at Cala Llamp. Drive through this for three quarters and turn into the street "Carrer Orada".
After about 500 m, the Carrer Orada forks - here you have to keep right. After 1 km you have arrived at our facility. Look for a black mesh gate between houses 72 and 74 and park your car nearby. Through the mesh gate you enter our facility. The stairs lead directly down to the apartments.
Welcome at Las Escaleras!
All prices in Euros per night regardless of the number of persons (up to max. no. of persons, extra bed à € 20/night). The end cleaning fee applies only once per stay and will be added to the price of travel. The end cleaning fee includes the cleaning of the apartment, the terrace, the laundry (beds, towels) and proportionally the facilities and the pool. The total price includes the tourist tax, there are no additional costs on site. Price changes and errors are reserved.
Minimal rental period
The minimal rental period from June to September is usually seven consecutive nights. If you are interested in a shorter stay please contact us. Shorter periods can also be booked for the rest of the year.
Arrival and departure
Arrivals and departures can be arranged daily - we have no fixed changeover. Check-in time is usually 16:00 (4 p.m.) on the arrival day, check-out time is 11:00 (11 a.m.) on the departure day. If no previous guest will leave the apartment on your arrival day and/or if no following guest will arrive on your departure day, you may enter/leave the apartment earlier/later. Please contact us if you want to extend your check-in or check-out times. Alternative times must be confirmed by us.
50% of the total price (price of travel + end cleaning fee) is due within seven days of receipt of the booking confirmation issued via email just after your booking reservation. When the deposit is received, the booking contract is concluded and your booking of the apartment for the required period is binding. The remaining 50% of the total price (price of travel + end cleaning fee) is due four weeks before the start of your stay. If you book within four weeks until the beginning of your stay, 100% of the total price (price of travel + end cleaning fee) is due within seven days of receipt of the booking confirmation issued via email just after your booking reservation. Payments must be made by bank transfer to our IBAN account. In exceptional cases, cash payments are also possible on the spot at the beginning of the journey.
If you want or need to cancel your booking after paying the deposit, the cancellation charges are: 50% of the price of travel up to four weeks before the start of your stay, 100% of the price of travel within four weeks of the start of your stay (if the apartment in question is rented to another party after the cancellation the cancellation charge will be reimbursed on a day accurate calculation). The proportionately or fully paid end cleaning fee will be reimbursed in every case.
We recommend you to sign a travel cancellation insurance because we can not cancel the booked trip free of charge after conclusion of the contract (by paying your deposit). This also applies to changes to your travel period (for example, by flight changes).
Our complex is located in the bay of Cala Llamp in the far southwest of Mallorca, just outside a closed village and therefore not within a tourist hotel or bungalow zone. It is very popular because of the spectacular sea view and the proximity to Port d'Andratx. People renting these individual terraced houses are participating in the natural life of this exclusive region.
Since our facility is located on the steep slope, there are stairs to reach the apartments. These are partly quite steep, but all the stairs are equipped with a handrail. In addition, there is a lift available, which overcomes most of the stairs. Our facility is therefore not handicapped accessible.
The houses and villas in the neighborhood of our complex are each in private ownership. The owners can always carry out conversion works, sometimes new villas are built. Because of the slope, cranes are often necessary, which can be seen and heard. In addition, timed noise can also be heard from the work.
We do not have any influence on these construction activities, nor will we be informed about future work. The municipality has agreed with the construction companies that noisy work will be omitted during the main season (July / August), but quieter activities may be carried out. Unfortunately the EU law does not permit a total construction stop time at certain times.
An apartment in the south
While you are on holiday you will be living in an individual apartment by the sea. Despite the best possible preparation and management, technical glitches happen, it’s all part of Mediterranean life. In exceptional cases power or Internet connection can temporarily fail. We make careful preparations and arrangements. However, if problems still occur, our property management service is available to you at all times. For your part please understand these are a natural part of the local life.
Should a defect be present during your stay, please do not hesitate to contact us during your vacation, so that we can quickly remedy the situation. It always makes sense, to solve problems on the spot, instead of having experienced a cheerless holiday afterwards. Our contact details are laid out in each apartment.
